Joseph Homes is pleased to be bringing forward a proposal for the residential-led, mixed-use redevelopment of Albion Waterside, Canal Road (site outlined in red above). The regeneration proposals for this brownfield, urban site will include new homes, new commercial uses, public space and pedestrian access to the riverside in a previously inaccessible area.
This website explains the background to the regeneration area and provides the opportunity to give your views about the local neighbourhood and the Albion Waterside site itself.
Joseph Homes is committed to engaging with local stakeholders and the wider community. During July and August we will be holding consultation activities to present the background of the Albion Waterside site and to gather ideas on possible uses for the site and its relationship with the surrounding neighbourhood.
Due to the Covid-19 pandemic we may not be able to hold face to face meetings and exhibitions, but we will do our utmost to ensure easily accessible communication with the community via this new website, physical newsletters and a Freephone number 0800 012 6730.
HAVE YOUR SAY!
In late July and August 2020, the community was asked to send in likes, dislikes and dreams for the future of the Albion Waterside site and its relationship with the surrounding area. Over 40 people responded via the “Communities” platform and using Freepost postcards. Their views were shared with the design team who prepared a Vision for the site. This Vision was shared with the community on Wednesday 2 September using Zoom.
We would like to hear your comments on the Vision for Albion Waterside. You can do this by reviewing the presentation below and emailing your comments to firstname.lastname@example.org . We welcome comments by Monday 21 September 2020.
A summary of comments received will be passed to our design team as they develop the proposals through continuing stakeholder and community dialogue, including a physical exhibition later in the autumn, subject to Government Covid19 social distancing guidelines. Our aim is to submit a planning application to Gravesham Borough Council in January 2021 and around this time we will hold another exhibition to show and explain clearly the submitted proposals.
Residential led mixed-use development
Commercial & retail space for local businesses
Circa 400 new jobs
Sustainable transport & infrastructure
Safeguarding of canal alignment & green link
The Albion Waterside site forms part of an area allocated by the Council (Key Site 2.1) for regeneration to deliver a new neighbourhood including homes, businesses, open spaces and environmental improvements. Gravesham Core Strategy Policy CS04 recognises that riverside regeneration in this underutilised area can improve the quality of the urban environment whilst delivering much needed homes. Previous planning permissions for the site, approved in 2002 and 2014, sought to redevelop the area but were never realised.
Joseph Homes is committed to delivering the opportunities which exist in this location, integrating with the surrounding area and acknowledging Gravesend’s heritage, and achieving the Council’s ambitions for the site which include:
- Creating a new neighbourhood including much needed homes, reducing pressure on non-brownfield sites and the Green Belt;
- Providing opportunities for job growth, including office and light industrial uses;
- New retail offerings through provision of a local centre to serve resident and daytime population;
- The protection of the alignment of the former Thames and Medway Canal;
- Improvements to the Saxon Shore Way and National Cycle Route; and
- A variety of areas of public realm including a riverside walkway, green spaces and areas for play.
