Albion Waterside Regeneration

ALBION WATERSIDE

Joseph Homes is pleased to be bringing forward a proposal for the residential-led, mixed-use redevelopment of Albion Waterside, Canal Road (site outlined in red above). The regeneration proposals for this brownfield, urban site will include new homes, new commercial uses, public space and pedestrian access to the riverside in a previously inaccessible area.

This website explains the background to the regeneration area and provides the opportunity to give your views about the local neighbourhood and the Albion Waterside site itself.

COMMUNITY CONSULTATION

Joseph Homes is committed to engaging with local stakeholders and the wider community. In July and August 2020, the community was asked to send in likes, dislikes and dreams for the future of the Albion Waterside site and its relationship with the surrounding area. Over 40 people responded via the “Communities” consultation platform and using Freepost postcards. Their views were shared with the design team who prepared a Vision for the site. This Vision was presented to the community on Wednesday 2 September via Zoom. A newsletter was subsequently distributed to the community summarising the Vision and inviting comments.

Following the presentation, our design team continued to develop the proposals in the light of comments received. These latest proposals were shared with the community in a second Zoom presentation on Wednesday 18 November. You can see this presentation here.

We would like to hear your comments on the emerging proposals for Albion Waterside. You can do this by reviewing the presentation below and emailing your comments to community@jtp.co.uk

NEXT STEPS

Following the November presentation, our design team will continue to develop the Albion Waterside proposals through ongoing stakeholder and community dialogue. Our aim is to submit a planning application to Gravesham Borough Council in early 2021. Around this time we will prepare a third online presentation to explain clearly the submission proposals. If possible, subject to Government Covid 19 social distancing guidelines, a physical event will also be held locally.

Covid-19

Due to the Covid-19 pandemic we may not be able to hold face to face meetings and exhibitions, but we will do our utmost to ensure easily accessible communication with the community via this new website, physical newsletters and a Freephone number 0800 012 6730.

Planning Background

The Albion Waterside site forms part of an area allocated by the Council (Key Site 2.1) for regeneration to deliver a new neighbourhood including homes, businesses, open spaces and environmental improvements. Gravesham Core Strategy Policy CS04 recognises that riverside regeneration in this underutilised area can improve the quality of the urban environment whilst delivering much needed homes. Previous planning permissions for the site, approved in 2002 and 2014, sought to redevelop the area but were never realised.

Joseph Homes is committed to delivering the opportunities which exist in this location, integrating with the surrounding area and acknowledging Gravesend’s heritage, and achieving the Council’s ambitions for the site which include:

  • Creating a new neighbourhood including much needed homes, reducing pressure on non-brownfield sites and the Green Belt;
  • Providing opportunities for job growth, including office and light industrial uses;
  • New retail offerings through provision of a local centre to serve resident and daytime population;
  • The protection of the alignment of the former Thames and Medway Canal;
  • Improvements to the Saxon Shore Way and National Cycle Route; and
  • A variety of areas of public realm including a riverside walkway, green spaces and areas for play.
