On Wednesday 21 July 2021, Gravesham Borough Council’s Planning Committee voted unanimously to resolve to grant planning consent for the mixed use regeneration of Albion Waterside.
Over the last year or so, Albion Waterside has been co-designed with the local community using digital methods of engagement and, where possible, face to face meetings.

Joseph Homes is delighted to be bringing forward the mixed use regeneration of Albion Waterside, Canal Road. On Wednesday 21 July 2021, Gravesham Borough Council’s Planning Committee voted unanimously to resolve to grant planning consent for the development. The plans give extensive access to the waterside, with a Riverside Walk, a greener environment with energy efficient buildings, including up to 1500 new homes, circa 4,500m2 of commercial space and a new mobility hub, promoting sustainable modes of transport to and from the site.

COMMUNITY CONSULTATION
Joseph Homes is committed to engaging with local stakeholders and the wider community. In July and August 2020, the community was asked to send in likes, dislikes, and dreams for the future of the Albion Waterside site and its relationship with the surrounding area. People responded via the “Communities” consultation platform and using Freepost postcards. Their views were shared with the design team who prepared a Vision for the site. This Vision was presented to the community on Wednesday 2 September via Zoom. A newsletter was subsequently distributed to the community summarising the Vision and inviting comments.
Following the presentation, our design team continued to develop the proposals in the light of comments received and updated the community in a second Zoom presentation on Wednesday 18 November 2020.
Following further design development, a final Zoom presentation was held to show the submitted planning application proposals on Wednesday 24 February 2021.

In late February 2021, a planning application for the mixed use regeneration of Albion Waterside was submitted to Gravesham Borough Council for consideration and on Wednesday 21 July 2021, the Council’s Planning Committee voted unanimously to resolve to grant planning consent for the development. Planning Background
The Albion Waterside site forms part of an area allocated by the Council (Key Site 2.1) for regeneration to deliver a new neighbourhood including homes, businesses, open spaces and environmental improvements. Gravesham Core Strategy Policy CS04 recognises that riverside regeneration in this underutilised area can improve the quality of the urban environment whilst delivering much needed homes. Previous planning permissions for the site, approved in 2002 and 2014, sought to redevelop the area but were never realised.
Joseph Homes is committed to delivering the opportunities which exist in this location, integrating with the surrounding area and acknowledging Gravesend’s heritage, and achieving the Council’s ambitions for the site which include:
- Creating a new neighbourhood including much needed homes, reducing pressure on non-brownfield sites and the Green Belt;
- Providing opportunities for job growth, including office and light industrial uses;
- New retail offerings through provision of a local centre to serve resident and daytime population;
- The protection of the alignment of the former Thames and Medway Canal;
- Improvements to the Saxon Shore Way and National Cycle Route; and
- A variety of areas of public realm including a riverside walkway, green spaces and areas for play.
